Flin Flon real estate market becoming less crowded

The number of homes listed for sale in the area has dropped more than one-fifth over the past 17 months, a Reminder analysis shows.

As of Monday, realty firms and the classifieds website Kijiji listed 58 homes and cottages for sale in Flin Flon, Creighton, Denare Beach and the surrounding lake areas.

That’s down 16 properties, or 22 per cent, from the 74 homes and cottages listed in September 2014.

At least eight homes and one cottage – four of them with asking prices of $232,000 or more – have just recently sold. All but one of these nine properties carried an asking price of $139,000 or more.

Of all 58 homes or cottages listed, 32 (55 per cent) are in Flin Flon, 13 (22 per cent) are in Creighton, seven (12 per cent) are in Denare Beach and six (10 per cent) are in lake areas.

In September 2014, when The Reminder examined the local real estate market, Lily Schwartz, a broker and realtor at Triad Realty, said the 74 properties listed at that time was not out of the ordinary.

“If you’re counting the whole area, that’s not a lot of houses on the market,” she said.

“I’ve seen this many homes for sale before.”

It is possible there are more houses for sale than meets the eye, as not every seller chooses to hire a realtor or list their property on Kijiji.

Some opt for a simple “For Sale” sign in the window or try their luck with a listing on Facebook.

One well-circulated rumour claims the Flin Flon area has 200-plus houses for sale, but this could only be true if more than 142 people are trying to sell their homes without using any of the traditional channels – and that seems unlikely.

As of Monday, the priciest property listed for sale in the area is Creighton’s former Prospector Inn motel and restaurant, which abruptly closed in January 2015. The asking price is $1.2 million.
